1 IDENTIFICATION AND LOCATION OF THE GOOD

It is a small farm, located in a quiet and pleasant area, which has a panoramic view of the town of Palmela and its castle (including the night view), has beautiful landscapes for the surrounding area and benefits from beautiful Sunset throughout the year.

The terrain is practically flat, however, it has a very gentle slope (on its back), which gives it a very wide viewing angle of the surrounding landscape, right up to the horizon.

The surrounding area is mainly characterized by vineyard culture, which provides great landscapes (large plots of land, all painted green).

The adjoining street is paved, wide and has public lighting, telecommunications and public water supply networks and is also served by public transport.

This plot of land is very close to the Venda do Alcaide train station (Refer and CP) and access to the A2 and A12 motorways, through the Palmela and Pinhal Novo tolls, respectively.

This land is only about 30 minutes from Lisbon and Humberto Delgado airport (formerly Portela airport).

3 COMPLEMENTARY NOTES

3.1) Permitted uses:

The permitted uses of this land are as follows: - Tourism, services (tourist housing and others), commerce, warehouses and industry (non-polluting).

Within the scope of the use of Services, housing for tourist housing, among others, may be built.

Here are some suggestions for each of the permitted uses, namely:

- TOURISM - Tourist housing, residential tourism, rural tourism, mobile homes, tiny houses, igloos, bangalows, glamping, etc.;

- SERVICES Office, nursing home, school, daycare center, kindergarten, clinic, laboratory, sports hall, equestrian center, theme park, educational farm, internship center, tourist resort, etc.;

- COMMERCE - Restaurant, equipment for events (weddings, baptisms, birthdays, conferences, business meetings, fairs, exhibitions), logistics center, warehouses for trade and distribution of products, vehicle parking, etc.;

- Non-polluting INDUSTRY - Industrial warehouses, etc.;

- AGRICULTURE - Agricultural support warehouse, vineyard, orchard (with fruit trees), vegetables, permaculture, etc..

3.2) The maximum permitted gross construction area (268.00 m2) can be used in any of the uses indicated in paragraph 1. For example, houses can be built for the use of services / tourism, for tourist housing (among others). These houses can be in traditional construction, in wood or in another alternative material.

3.3) This is, therefore, a very suitable land for the construction of a wooden house, of the mobile home type or tiny houses, igloos and bungalows (among others);

3.4) A teaching farm, a theme park, an equestrian center or any other type of activity could also be developed on this land, such as, for example, a glamping project with a teaching garden.

3.5) Any of the activities carried out can always be complemented with the agricultural component, if there is interest in this situation, due to the soil being very suitable for the purpose and the fact that the subsoil has a lot of water.

3.6) In this way, permaculture or vegetable planting can be implemented. You can also plant a vineyard or an orchard (with tropical fruit trees or any other type). For example, it is reported that, in the immediate surroundings, there are blueberry greenhouses and dragon fruit greenhouses. There are also avocado pear plantations, among others.

3.7) In addition to the maximum gross construction area indicated above (268.00 m2), areas of porches and sheds may also be added, for which there is no limitation on the area to be built (within reason).

3.8) The maximum gross building area indicated above (268.00 m2) can be used in one or more than one building. If more than one building is chosen, the various constructions planned may all have the same use or, alternatively, they may have different uses, as indicated in paragraph 3.1.

Therefore, buildings can be built with the different permitted uses indicated in paragraph 3.1, that is, only one of the permitted uses does not have to be used.

3.9) During the licensing phase, it is possible to propose the phasing of the planned constructions over time, that is, it is not mandatory to carry out the constructions all at once.

3.10) If a phased construction is chosen, it is possible to establish partial horizontal ownership, as a specific building is completed and licensed. This possibility allows for the subsequent transaction of the fraction, which has been created in the meantime, if there is interest in this situation.

3.11) There is another adjoining farm, whose joint solution is very suitable for 2 family members or friends who wish to live together.

4 - DISTANCES TO THE MOST IMPORTANT EQUIPMENT

This place enjoys, at the same time, the tranquility of the countryside and proximity in terms of equipment and accessibility.
